There is a particular kind of exhaustion that has nothing to do with the search.

No viewings. No bidding. No chains or solicitors or sale agreed that quietly unravels three months later.

Just a person, sitting in a new place, measuring everything around them against somewhere else.

It should be like this. It wasn't like this at home. How come they don't do it this way here.

The client I think about

A few years ago I worked with someone who had made a significant life decision.

Left everything familiar. Moved to Ireland with genuine excitement, real ambition, and a bag full of the best intentions anyone could carry across an ocean.

Within weeks, the comparisons started.

Not maliciously. Not even consciously at first.

Just the quiet, persistent measuring of everything Irish against everything American. The coffee. The commute. The way people communicated. The pace of things. The property market most of all.

Every house viewed through the lens of what it wasn't.

Every process frustrating because it didn't match the one left behind.

This person wasn't difficult. They were exhausted. And they were exhausting themselves twice over.

Once from the actual challenge of relocating.

And once from the invisible weight of carrying the old world into the new one.

That weight has a name.

It's called the chain you brought with you.

It doesn't only happen to people crossing oceans

Domestic buyers do this too.

The couple who lost a property at bidding six months ago and have been measuring every house since against the one that got away.

The buyer who keeps returning mentally to a market that existed two years ago, frustrated that the rules have changed, that prices have moved, that the process feels different to what they expected.

The person who knows intellectually that they need to move forward but keeps one foot planted in a version of things that no longer exists.

Different geography. Same chain.

The comparison isn't always between countries.

Sometimes it's between the present and a past that felt more certain. A budget that used to stretch further. A market that felt more navigable. A version of the search that hadn't yet accumulated the weight of false starts and near misses.

And the longer you carry that comparison, the heavier it gets.

What it actually costs you

The problem with the chain isn't sentiment.

Sentiment is human. Missing what was familiar is completely natural.

The problem is that comparison pulls your attention backwards at precisely the moment you need it pointing forwards.

In property, that has a very specific cost.

You walk into a house that genuinely works and you can't see it clearly because you're measuring it against something else. A different property. A different country. A different version of what you thought this would look like.

You ask questions that aren't really about the house in front of you.

You hesitate at moments that deserve decisiveness.

You linger in processes that don't suit you because moving forward requires letting go of the thing you're still carrying.

Ireland is not America. It is not the UK. It is not whatever market you came from or whatever property you lost or whatever version of this you had in your head twelve months ago.

It is its own thing entirely.

Contextual. Nuanced. Occasionally maddening.

And genuinely wonderful once you stop measuring it against something it was never trying to be.

The reframe that changes everything

When I sat down with that client over coffee I didn't tell them Ireland was better.

I told them the comparison was the problem.

Not because where they came from wasn't great. But because they weren't there anymore. And every unit of energy spent measuring Ireland against America was a unit of energy not spent understanding Ireland on its own terms.

Curiosity versus comparison.

One opens things up.

The other closes them down.

The buyers and relocators who find their footing here fastest are not the ones who arrive with the least attachment to where they came from.

They're the ones who recognise the chain earliest and choose to set it down.

A simple rule

Whatever you're comparing Ireland to, it isn't coming.

The market you remember, the property you lost, the country you left, the version of this that existed in your head before it met reality.

None of it is useful now.

Ireland will meet you where you are.

It just can't meet you where you were.
